Q: How long does it take to get a response to an application?
A: We will respond within 24 hours to let you know the application was received. It may take 1-3 business days to receive a decision.
Q: When is rent due and what forms of payment do you accept?
A: Rent is due the 1st of the month. We have a zero tolerance rule for late rent. We accept online payments via your portal.
Q: How long does it take to get my security deposit back?
A: State regulations allow 45 days to return the security deposit once a forwarding address is provided.
Q: What are the most common security deposit deductions?
A: Replace lightbulbs, replace HVAC filter, poor cleaning job requiring recleaning, TV mount repairs, haul things left behind.
Q: If there are maintenance issues, can a tenant call a repairman and deduct it from the rent?
A: No. The Landlord must approve any and all maintenance.
Q: How much notice does a tenant need to give before moving out?
A: 60 days minimum.
Q: What do you charge for pets?
A: We charge a $25/month/pet pet-rent. Some Landlords also require a non-refundable pet fee of up to $500/pet. Some Landlords don’t allow pets or have restrictions on breed, size, gender or number of pets.
Q: What if we don’t have time to organize professional cleaning of the home before moving out?
A: Contact your property manager at least 2 weeks prior to move out so they can arrange the appropriate cleaning for you.
Q: Are tenants responsible for cleaning gutters, watering & weeding?
A: We require a receipt from a professional gutter cleaner by year’s end in properties where gutters tend to fill. Keeping the lawn mowed and watered (when needed), weeds cut/pulled and bushes trimmed is tenant’s responsibility unless the Landlord has a lawn service.
Q: Do tenants have to allow showings before moving out?
A: Yes, the lease requires cooperation or the Landlord can charge a penalty for each denied & unrescheduled showing.
Q: Do tenants need to patch & paint nail holes before moving out? What about screw/bolt/anchor holes?
A: Regular nail holes (as long as there are only a few per wall) can be left alone. Larger holes will require a lease addendum and to be repaired by a professional.
Q: Can tenants paint some walls?
A: ALL painting must be approved by the Landlord. We do not allow patch & paint unless the whole wall is painted.
