TRANSPARENT FEE STRUCTURE
While COMMUNICATION is very important, our goal is to be HANDS ON. We’re not all talk and no action!
MANAGEMENT FEE
We charge between 8-10% full service monthly property management fee depending on the home, location, and whether you qualify for a discounted rate.
MARKETING FEE
The standard rate to market your home in NOVA is 100% of the first month’s rent. If there’s a tenant agent, it also covers their commission.
SELF-FINDING FEE
When an owner finds their own tenant, we only charge 50% of first rent to perform all the new tenant onboarding. (No fees for transferring over.)
RENEWAL FEE
25% of one month’s rent is earned when we renew a lease. If tenants want to stay, we know we’re doing something right.
FULL SERVICE PROPERTY MANAGEMENT
- Assist with property make-ready, as needed.
- Market with quality photos and screen prospective tenants.
- Lease preparation and ratification with pre-move-in prep.
- Move In inspection with thorough photo support.
- Annual inspection with photos and report.
- Move out inspection with thorough photo support.
- Security Deposit disbursement coordination.
- 24/7 emergency support.
- Maintenance & Repairs coordination, including smoke detector certification, gutter cleaning and HVAC spring/fall clean & checks.
- Rent collection and financial reports.
OWNER FINDS OWN TENANT:
50% OF FIRST MONTH'S RENT + MGMT FEE

TENANT TURNOVER ONLY:
1 MONTH'S RENT
(some exclusions apply)
- Market with quality photos and screen prospective tenants.
- Provide a detailed summary of all applicants for owner approval.
- Lease preparation and ratification.
- Utilities coordination.
- Move In inspection with thorough photo support.
- Move out inspection with thorough photo support.
- Security Deposit disbursement & dispute coordination.
- Assist with property make-ready, coordinate any repairs.
